What to include in a commission invoice
The download includes a blank invoice you can edit in Word and a completed example on the next page. Replace the bracketed fields with your own information, then save a client copy as a PDF.
Identify the transaction
- Your brokerage name, address, and billing contact.
- The bill-to entity and invoice number.
- Property address, suite, tenant or buyer, and transaction type.
- The commission agreement or transaction reference.
Make the amount traceable
- The rent or sale value used as the commission basis.
- The agreed rate and commission amount billed by your brokerage.
- Any installment, credit, or payment already received.
- The balance due, due date, and payment instructions.

A completed lease commission example
Assume a 10,000 SF lease at $30/SF/year for five years, with flat rent, no free rent, and a 5% commission specified for this example. Annual rent is $300,000. Total rent is $1,500,000, so the full commission is $75,000.
If the agreement calls for half at execution and half at commencement, each installment is $37,500. After the first installment is received, an invoice showing the full fee has a $37,500 balance. Only bill the amount and installment that your agreement permits.
Keep the billing basis separate from payment timing
The calculator estimates a fee; it does not determine when it becomes payable. Lease execution, rent commencement, closing, and other milestones may have different meanings in your agreement. Record the applicable trigger and due date rather than assuming a standard payment schedule.
Show the correct co-broker amount
A co-broker split changes how a commission is allocated. Confirm whether your brokerage is billing the full fee or only its share. In the $75,000 example, a 50% co-broker allocation leaves $37,500 before any other deductions. The sample invoice shows the full fee without a co-broker deduction.
